Entrance Lobby

The opulent entrance lobby, with Montana Grey marble flooring, in a modern classical grid pattern and walls finished with timber panelling, will provide a welcoming environment, enhanced by the classical cornice detail with plaster moulding and bespoke furniture.

A hand crafted concierge desk, for use by the dedicated residence manager, with a mirrored glass and leather front, will create an inviting ambience and will incorporate the management facilities. The entrance also houses the apartments secure mailboxes.

The contemporary chrome and stainless steel lift will be designed to comfortably carry eight passengers and finished internally with Montreal, cream leather to match concierge desk with contrasting stitching, and stainless steel with integral recessed lighting to give a light and spacious feel.


Contemporary high quality kitchens will be individually designed and be provided by Bulthaup with large format ceramic tiling. Extractor fans will be integrated within the overall kitchen design.

Each kitchen will have Caesarstone work surfaces with stainless steel sinks and mixer taps, and integrated Gaggenau appliances, including a Combi Oven with warming drawer and induction hob (except apartment 2 which has a gas hob), with cast iron pan supports, microwave oven, dishwasher, coffee machine, Quooker Instantaneous hot water tap and a fridge freezer, with ice maker.

A washer/dryer is located in the utility cupboard, adjacent to the hallways.

Reception Area

These elegant and spacious rooms will have will have wall to wall “Element 7” parquet floor finishes, made from Engineered hardwood flooring. This floor finish will be in all reception and living areas as well as powder rooms. All floors will have Acoustic and thermal insulation, with an underfloor (wet system) heating.

Fireplaces will be from Chesney's Lutyens range and will provide a focal point to the rooms. Walls will be finished with Farrow & Ball paint range in neutral tones.


All bathrooms will be clad in Calacatta J.T. fine vein Marble slabs, with sanitary ware chosen from suppliers, West One, each bathroom will include a separate shower.

The Bedrooms will be painted in Farrow & Ball's range of colours and will have wall to wall, fully fitted luxury Carpets.

The built in joinery and fitted wardrobes will be by Poliform, configured to provide optimised storage.


The front elevation will be made good and rendered areas redecorated.

The front elevation of the building will have new bespoke double glazed white painted hardwood windows.

The rear elevation will have new double glazed powder coated aluminium windows and doors in a dark charcoal grey finish.

The roof will be finished with natural slate together with appropriate lead work to meet the exacting standards of the Mayfair Conservation Area.

External balconies and terraces will have either natural stone slab surfaces or solid timber hardwood decking and integrated feature lighting.

Rear walls to the lightwell, including adjacent party walls, are to be rendered and will be white in colour.


Throughout the building, acoustic and thermal insulation solutions will be used to exceed current Building Regulation Standards for sound transmission.

Lighting: Lutron lighting control system and LED downlights throughout.

Heat detectors in kitchens; minimal 'vesda' detectors elsewhere.

Internal doors, generally 2100mm high, stained with low sheen matt lacquer finish.

Painted timber architraves and door linings.

Integral Automation

'Savant', will allow control of audio visual, security and HVAC and door access systems from Apple IOS devices. It will also allow an iPad or iPhone to be turned into a telephone intercom with a telephony interface. The system will control :-

All apartments will be wired for sound, with discreet integrated speakers.

Wiring provision for television and audio systems terminated behind walls / ceilings to allow purchaser flexibility.


Security will include:-

  • Access fob entry to the building, lift, main staircase and apartment entrance doors.
  • Wiring for CCTV cameras within apartments.
  • A video entry system.
  • Intruder alarm system within apartments, with external door / window contacts.
  • A Concierge will be located in the lobby to provide a security presence as well as to provide 'in house' services to cater for the needs of apartment owners whether in residence, or away.


The individual apartments will benefit from climate controlled under floor piped heating and comfort cooling. The systems and methods used will ensure current environmental and sustainable standards are achieved, and where possible exceeded.

The apartments will be connected to mains gas and electricity. Wall switches and sockets will be metallic finish, including 5 Amp lighting circuits.

Apartments 1 and 2 are spacious and well-laid out duplex apartments.

Apartment 1 occupies the ground and lower ground floor of the right hand building. The ground floor entrance hall contains a cloakroom facility and the reception room, approached though the impressive kitchen/dining room, has access to a small terrace. The lower ground floor has three complete bedroom suites, all with dressing areas and en-suite bathroom facilities. The master bedroom suite, which includes a shower/steam room, is at the front, while the rear bedroom suites look out onto a small patio area.

Apartment 2 is on the ground and lower ground floor of the left hand building. The ground floor includes a sizeable kitchen/dining room at the front, hallway with cloakroom facilities, a comfortable reception room and a study at the rear. On the lower ground floor, the large master bedroom suite has access to a patio terrace at the rear. At the front are the second and third bedrooms, with shower room and bathroom.
